Over the Christmas period, it is understandable that the housing market slows. Usually, at the start of January, homeowners decide that they want a new year and consider to sell their property. According to The Advisory, the best time to sell a property is in March. This is because it takes on average 57 days to sell a house, compared to January taking 62 and February taking 60.
Although, fear not, there are many tips that sellers can use to entice buyers even in the winter time.
Generally, it is harder to sell a property in Winter. Unfortunately, the weather is always miserable making homes from the outside look less attractive. This does usually make homeowners wait until Spring time to become more so proactive in their property hunt.
On the other hand, if you are currently selling, your estate agent should be equipped with selling techniques when it comes to selling in these quieter periods. But, there are things that all homeowners can do to help the process of selling successful.
Don’t be fooled, first impressions always count; especially in the property game. A buyer will be put off if the exterior isn’t up to scratch. Try clear your property’s outsides from any winter weather damage created from the season. Brush away any dirt from paths, by doing so will make your property look clearer and well kept. It will also make your property look well maintained which will be a plus to any potential buyers.
Ensuring that the interior of your property is well lit is key. Before a viewing, make sure that all the property’s bulbs are in working order (both inside and outside). By now, you will know which lights look best in your home so try use those to your house’s advantage. If your viewing is in the day, make sure to let in as much natural light as possible.
As it is winter, there are less daylight hours available. For a prospective buyer, you should be available as much as possible so they can view at their convenience. Your estate agent will try work with you to create a plan so this is able to happen.
Your property needs to try have a warm and welcoming feel to it. You want any potential buyers to feel relaxed and homely when they step inside. If you do, buyers will naturally stay longer as they will be able to visualise themselves living within the property.
Smell is an important part. If the viewing is during the day, try open windows to let fresh air into the property; Although, if it is cold outside, try air freshener or flowers!
It is advisable to accentuate any features within the property if you can. For example, in winter, a fire place in a property can be a real selling point.
Making sure you tackle any issues that may have become apparent over the winter period is key. These are normally problems such as a faulty boiler or the growing of damp. If these are fixed prior to putting your property on the market, this could help increase the value of your property.
If you can, cleaning your gutters out is also a good task to do prior to a house sale. Clearing any leaves or debris can stop any damage to your pipes therefore stopping any later problems.
