The research

GetAgent.co.uk, an estate agents, carried out some research on house numbers in the UK over the last year. They looked for 2 different things; which had the most transactions and which were of highest value. They looked for a trend between low and high numbers. For example, are single digit numbers in higher demand and therefore fetch higher prices? Or perhaps these numbers switch hands most often?

The numbers which fetch the highest values

The research looked at terraced homes, semi detached homes and detached homes. From these, it took the median sale price in the last year to see which was highest.

Does your address start with number 239? You’re in luck! It was found that house number 239 grabs the most money on average. The median sold price for this number sits at £310,625.

Traditionally, people paid more for lower number homes, but this is clearly out the window. Number 300 comes second at a price tag of £275,000 and third is number 363 at a value of £272,500.

Within the top 20 highest sold prices, numbers 1 and 2 can be found, but these are the only single digit numbers. It’s always a bit fun to start your address with number 1!

These figures were for houses, but let’s take a look at flats. For flats, number 145 is the most expensive. Flats with number 145 nailed to the door can fetch a median price of £772,810. Second comes flats numbered 336 and these sell at £350,000. Finally, third comes number 260 which fetches a median price of £316,250.

It’s thought that lower number homes aren’t of highest value any more because of the high demand for housing and the response of lots of developments of new homes. The newer homes result in higher house numbers and are often more expensive, bringing average prices up.

The numbers which are most popular for buyers

Numbers 10 and below are the most popular for number of transactions. Most popular of these is number 3, where 19,602 homes with the address of No. 3 were sold in the last 12 months. Coming in second place is house number 2, with 19,400 sales in the last year. Third is number 1, with a relatively low average price of £25,000 but popular with just 26 fewer sales than number 2. In the top 10 are also numbers 4, 5, 6, 7, 8, 9 and 10. Therefore, there were no numbers above 10 in the most transactions last year.

This result does make sense as numbering for a road usually starts at 1, so naturally there are more houses in the UK with lower numbers than higher numbers, leading to higher numbers of transactions.

Which number was the most expensive transaction in the UK?

The most expensive transaction in the last 12 months was a number 5 property. This was in W8, Kensington, London, and was a detached house which sold for £46.1 million! Who wouldn’t love to be able to afford to spend that on their next home?
