Selling A House That Needs Repairs on a Budget

No matter what the living circumstance, over years your home does start to wear and tear. But, if you are starting to consider selling your home, then making sure your home looks loved is essential. It’s understandable that you know your home may have problems and you have a limited budget. However, no matter the budget, there are different things that have an effect on whether you sell:

Painting – This is one of the cheapest ways to modernise your property and give it a fresh look. You don’t need to hire a professional either, simply watch online videos to help you learn the best way to paint your walls. Neutral and lighter paints are preferred as they appeal to a bigger audience. Also using lighter colours can make a room feel spacious.

Lighting – Again, this can be a cheaper option depending on how much you are willing to spend. Having a light room makes any home seem more inviting and open. As well electric lighting, don’t forget about your home’s natural lighting. When potential buyers view your property, have all curtains and blinds open.

Exterior –When any buyer comes to view your home, the exterior of your property is the first thing they will see. There are so many low-cost improvements that you can achieve with your exterior. Such as weeding, creosoting, fixing fences, planting flower beds, mowing your lawn and cleaning gutters.

Functionality – Before viewings, go around your home checking that everything is in working order. These can be small changes such as checking switches are working, attaching a lock on your garage door or fixing leaky taps. Small fixes will add up to your home having more worth for any buyer.

Kitchen – A kitchen could be described as the most crucial room in a property. Usually it is the life blood due to its functions and being an area where you entertain others. Most want a spacious kitchen area, although even if your property does not hold this, there are different things you can do to improve your kitchen. Adding a lick of paint can start to improve the space. A consideration is could be to replace countertops, although make sure you get an estimate before proceeding.

Bathroom – A clean bathroom that is functional is a necessity. Ensure that any repairs that need to be made on any parts of the bathroom are done. Small improvements will make your bathroom even more so appealing, for example re-grouting round tiles or fixing a flush on your toilet.
