Manchester-based Alliance Investments announced their second Birmingham development, Neighbourhood Heights, located in Edgbaston, only a few minutes from the city centre.
The growing Manchester-based property investment company has launched the first available apartments within its latest luxury Birmingham development, Neighbourhood Heights – which will see the construction of 81 one-and two-bedroom apartments beginning in Q2 2023.
Designed by architects with vast experience in the city, Neighbourhood Heights is precisely what Birmingham needs and is set to be the ideal home for young professionals, families and first-time buyers.
With a forecasted completion date of Q2 2025 and a GDV of £20.5m, Neighbourhood Heights will deliver a mix of comfort, connectivity and stylish interior design combined to create homes that exceed expectations.
In addition to the first-class homes on offer, residents can enjoy roof gardens, a communal lounge and work-from-home spaces, a community manager and a dedicated residents’ app, which can be used to create clubs and forums, promote local businesses, manage tenancies and more.
Neighbourhood Heights occupies an extremely beneficial location only a few minutes away from the very centre of Birmingham. The city centre is 10 minutes away by road or can be accessed via a leisurely walk through the local park and along the Birmingham Canal.
Furthermore, some of Birmingham’s most popular attractions are nearby. Sights such as the Bullring and Grand Central, the Jewellery Quarter, Symphony Hall, the Library of Birmingham, the Museum and Art Gallery and the Gas Street Basin makeup just some of the attractions that residents of Neighbourhood Heights can enjoy.
It is located in the Ladywood area of Edgbaston, one of Birmingham’s most well-known and popular areas. It is also a part of the city changing fast thanks to the massive investment underway.
Edgbaston is one of the most exciting areas of Birmingham, with a considerable amount of future potential being unlocked through a programme of investment worth hundreds of millions of pounds.
The major mixed-use New Garden Square scheme, the redevelopment of Edgbaston Stadium and the regeneration project at Edgbaston Reservoir, along with other smaller projects, are designed to change the face of the area.
Together, they will bring new office developments, residential buildings, leisure and tourism sites, hotels, skills and employment centres, additional green space and more to Edgbaston to benefit all who live in the area.
This transformative development type makes Edgbaston one of Birmingham’s most in-demand areas.
The city is also seeing many changes on top of the 2022 Commonwealth Games bounty, bringing more than £800m into the town and a vast range of sports and leisure facilities.
The 20-year Big City Plan is ongoing and brings an estimated 50,000 new jobs. Other developments, including the Smithfield Masterplan, bring billions of pounds to the city and contribute to Birmingham’s bright future.
Regeneration projects like these have led to a projected 2.3% annual economic growth for Birmingham, following a 6.9% growth in 2022.
It has been predicted that this will lead to the growth of £1bn a year in the city’s economic output and an additional 24,000 new jobs in Birmingham by the end of this year.
Birmingham’s transport network is also improving fast and is another factor making residences like Neighbourhood Heights so attractive.
£100 million has been invested in the city’s bus network, and £1.3 billion is being put into the West Midlands Metro, concentrated in Birmingham, including the Five Ways Metro station, which is only a short walk from Neighbourhood Heights.
Residents will also be just minutes from the Five Ways Station, which links directly to Birmingham New Street Station, which has recently undergone significant regeneration and is now one of the UK’s busiest and most well-connected transport hubs.
In the future, the HS2 high-speed rail project will slash journey times from New Street to London and Manchester in half. It will also cut travel times to Birmingham Airport, which offers residents of Neighbourhood Heights easy access to the rest of the world.
This is one of Europe’s most significant engineering projects and will help put Birmingham in the front rank of cities in both the UK and Europe.
All apartments at Neighbourhood Heights will be available for sale through Alliance Investments from 24th April 2023, with properties available from £203,496.
And with Birmingham building only half of the homes it needs yearly to meet demand, interest in Neighbourhood Heights is sure to be high.
If the city’s population grows by 7.8% by 2031, as predicted by Birmingham Demographic, the need for homes in the city will become even more urgent. Whether it is due to graduates from the city’s universities staying in Birmingham or people moving to the town from London or elsewhere, housing is set to be at a premium here for a long time.
In particular, buildings like Neighbourhood Heights, which provide the height of modern luxury and are perfect for families and young professionals alike, will be in extremely high demand.
Ronald Garrett, Managing Director of Alliance Investments, says:
“Our team is delighted to be launching the sales of our second development project in Birmingham.”
“We have a proven track record of the area due to our previous sell out of Park Gate, and are confident of another successful project within Birmingham due to a 27% house price increase for the city forecast by 2026.”
