Why Goodmayes is on the 2020 watch list

From reading around online, there has been many places to be tipped off as being “ones to watch” in terms of places to invest; The latest area being Goodmayes.

For those who don’t know, the village is situated inside the M25 and is set to become an ‘Urban village’.

What is Goodmayes like?

The Essex Village situated in the London borough of Redbridge. The area is close to Beacontree, Seven Kings and Chadwell Heath.

Goodmayes is full of modern bars and eateries, two large parks and even it’s own lake.

How commutable is it?

The village itself is situated on the fringes of London. In terms of transport, the trains from the centre of Goodmayes arrive in Liverpool Street, London, every twenty minutes. As well as the trains being often, they only take twenty-five minutes! According to the Trainline, the annual cost for a season ticket to and from London is around £1,400.

Also, the village will become part of the new Crossrail line service; this will link them to direct services to the west of London and the West End in 2021.

What are the schools in the area like?

There are many excellent schools within the Goodmayes area.

For primary, both Goodmayes Primary School and Mayespark Primary School were rated “good” by Ofsted in there last inspections.

The Secondary school Chadwell Heath Academy received an “outstanding” report in the last inspection. The pupils at the school have mostly gained exemplary results, even though most pupils have English as there second language, not their first.

Major Developments

Currently, there is a large Tesco superstore occupying land within Goodmayes. Weston Homes have created a master plan to build on this area some new homes. The plan is to build around 1,300 new homes; 414 will be affordable and the flats will offer social rented, discounted properties and shared ownership of the flats.

Also, the development will come with a new community led village hall, shops, cafes, some landscaped grounds and a new primary school.

This is expected to go ahead this year, so it is definitely a development to  watch out for.

The Benefits to Goodmayes

For your money, the area comes with a lot of leisure. The local tennis club, Goodmayes Park, allows you to book Tennis courts for free. Also, the area has a large park and Basketball courts.

The Drawbacks to life in Goodmayes

The village doesn’t really have any drawbacks. The only thing that residents may complain about is how the roads are always full of traffic; especially Goodmayes Road.

The Average House Price

Houses in the area (postcode RM6) are around £364,000. This is almost an increase of 40% as five years the average price was £263,000.

Currently, there aren’t many flats available to be purchased, so if you are wanting a terraced property or a house in some shape, this could be the area for you. But, this could change again when Weston Homes start developing in the area.

If you are looking for a four-bed property, this could cost within the region of £650,000-£800,000. Whereas a three-bed semi-detached would cost about £400,000-£450,000.
